Make an Impact with these Dining Room Updates

Dining rooms may be the easiest room to give a refreshing makeover. The décor can be versatile, inexpensive, seasonal, and fun to mix up.

Any room looks better with a fresh coat of paint, and dining rooms can be an easy project given that they're generally smaller rooms with straightforward dimensions. Deep grays or bold (not necessarily bright) colors can add character and elegance without overcommitting to a large room or living area. Accent the room, and new wall color, with seat cushions, as well as a few paintings, pictures, or wall hangings.

Consider replacing the dining room table; go from rectangle to square or circular, or elevate with a counter-height dining set. Even simply replacing the chairs can add a new air to the room. If the room is large enough, add a bar (cart) or buffet (which can also include a bar). A buffet is a great place to showcase interesting bowls, pitchers, or glassware.

Area Rug

The right area rug adds warmth and puts the finishing touch on any space. When selecting a dining room rug, keep this tip in mind: The rug should extend 18 to 24 inches beyond the table on all sides to allow each chair's four legs to remain on the rug when the chair is pulled away from the table.

Little Touches

Switch out the table runner or tablecloth with a completely different pattern or color, then add accompanying cloth napkins or placemats. Candles can be anything from hurricane holders and pillars to tea light lanterns and votives. Add a unique vase or bowl as a centerpiece with simple bright fruit, succulents, or tall unique silk flowers.

Lastly, don't forget the lighting. Updating the chandelier or ceiling fixtures can change the entire look, as well as affect the actual brightness of the room.

Linda Logoteta was our real estate agent on our recent home sale. We cannot recommend her enough. We’d lived in our home for over 17 years and were planning on moving across the country. Linda helped us every step of the way. Selling can be very stressful, but she made everything much calmer and easier to handle. She did a thorough walk-through of our home and let us know: • What we absolutely had to fix • What would be nice to fix • What we didn’t need to fix This really helped us cut down our “to do list”. Linda also gave us several recommendations for • pest inspectors, • home inspectors, • basically, whatever I needed I was able to ask Linda. If she didn’t have someone, she would check with the other agents in her office. Linda also had a beautiful video made of our home. I truly had never seen such beautiful work. I know this was a major help in selling our home. She also posted our home on all the major online platforms like Zillow. She helped us with pricing by going over the current inventory, market, and comps. When we received offers she would go over each one and answer any questions we had. She informed us of • the terms of the offer (cash or loan) • the quality of offer (loan pre-approval), • the length of the escrow, • and any additional requests for repairs etc. And then let my husband, and I decide if the offer was acceptable. Linda was never pushy. She would give us the data we needed and then let my husband, and I make our own decision. During any escrow, there can be times of stress or uncertainty. For example: • What will the pest report say? • Or, what will the roof inspection show? Linda was the guiding and calm hand that got us through all of the inspections. She was also excellent at working with the buyer’s agent. We felt that the actual escrow went very smooth. In fact, we were able to close early. Both agents, along with the buyers and us, as the sellers, were very happy with the transaction. Again, we cannot recommend Linda enough. Not only is she the best real estate agent we’ve ever used. She is a dear and true friend. Jeff & Carol Youmans
